A catalyst for urban change in Geelong, One Malop Street (1MSG), protects and integrates the historic Dalgety & Co. building façade with a modern sustainable and healthy office building.
At 15,500 sqm and accommodating 800 office workers, the building is 63 meters high and has re-defined the Geelong skyline. It represents a leap forward for workplaces, demonstrating optimum wellbeing and providing a new benchmark in Australian building standards, achieving 6 Star Green Star and 5.5 Star NABERS and WELL ratings.
1MSG is a resilient development, sustainable and meets several of the UN Sustainable Development Goals (SDG).
Office workers spend over 90% of their time indoors, so healthy workplace design is a priority. The design builds on science-based evidence that buildings can make people feel better, reduce stress, improve attention span and improve task concentration. By integrating preventative healthcare design, the building meets SDG #3 Good Health & Wellbeing and #6 Clean Water & Sanitation.
In 2018, 1MSG also achieved dual WELL Certified ratings for the base building (Platinum) and fit out (Gold) – a first for Australia. At the same time, market leading greenhouse gas emissions reductions means that compared to a standard building, emissions will be cut by 70%.
Financing from the Clean Energy Finance Corporation (CEFC) mandated maximised building performance in the face of climate change, which was adopted by the Aurecon team. The development’s energy and water reduction strategies address SDG #7 Affordable & Clean Energy, #13 Climate Action, #14 Life Below Water and #15 Life on Land. These were achieved through a well-insulated, thermally broken and airtight façade, 90kW PV array, rainwater reuse and efficient building services.
Engineers Aurecon also undertook a comprehensive Climate Change Risk and Mitigation Study to ensure that the development responded to climate change risks and resilience, also responding to SDG #9Industry, Innovation & Infrastructure, #12Responsible Consumption & Production and#13 Climate Action.
