TSX Broadway is a transformative development that reimagined a historic site in the heart of New York City’s Times Square.
The project involved the remarkable feat of carefully lifting and integrating portions of the original structure – most notably, the landmarked Palace Theatre, built in 1913 – into a bold new vision for a mixed-use entertainment, retail and hospitality complex.
To accommodate vibrant street-level commercial space and excavate a new second cellar, the 107-year-old theatre was elevated an extraordinary 31 feet above ground. Above this dramatic engineering achievement sits a 16-story podium, crowned by massive post-tensioned concrete girders that support a striking 32-story hotel tower, seamlessly bridging old and new.
With 18,000 square feet of dazzling LED screens and the Icon Stage revealed 30 feet above the square, TSX Broadway delivers an immersive experience of light, sound and live entertainment – bringing renewed energy and spectacle to one of the world’s most iconic locations.
TSX Broadway redefines what’s possible in repositioning and augmenting existing structures, showcasing how innovative design and engineering can transform a constrained site into a dynamic, multifunctional destination. Faced with numerous challenges—including preserving significant portions of the existing structure—the project could have resulted in a conventional renovation with limited returns. Instead, the development team delivered a bold, reimagined complex with minimal impact on cost and schedule.
Originally located at grade, the landmarked Palace Theatre significantly restricted the site's potential at one of the world’s busiest intersections. Relocating the theatre was pivotal to unlocking the value of the property and achieving the owner’s vision. By leveraging the theatre’s rigid, monolithic structure, engineers were able to lift it 31 feet—equivalent to two stories—creating space for high-value street-level retail and direct sidewalk access for millions of pedestrians.
Delivering a project of this scale and complexity required unwavering collaboration between the ownership, design, and construction teams, alongside remarkable feats of engineering. Each major component—raising the theatre, installing massive transfer girders, excavating additional cellar levels, and constructing the overlying hotel tower—posed its own unique challenge. Accomplishing all of this within a dense urban environment demanded meticulous coordination, ingenuity, and teamwork at every stage.
